The West — polished and popular
The west coast — Tamarin, Black River, Flic en Flac, La Preneuse — is the heartland of the expat community. Sunset-facing beaches, restaurants, marinas and international schools nearby. It's the most established and, unsurprisingly, tends to command the highest rents and property prices. You pay for convenience, community and lifestyle — and many happily do.
The North — lively and connected
Grand Baie and the north buzz with energy: shopping, nightlife, cafés and a strong tourist and expat scene. Prices are high in the prime spots but there's more range as you move slightly inland. Great for those who want life on the doorstep.
The Centre — practical and affordable
Around Moka, Curepipe and the central plateau, you'll find cooler temperatures, business hubs, universities and noticeably more affordable living. It's popular with families and professionals who prioritise value and connectivity over beach proximity.
The East and South — space and serenity
The east (Belle Mare, Trou d'Eau Douce) and south (Bel Ombre, Riambel) offer stunning, quieter coastlines and often better value for space. The trade-off is fewer amenities immediately to hand and a more tranquil pace — heaven for some, too quiet for others.
